Where did it all start?
We built our first residential project in Berlin, CT 1992. Seaward Florida began operations in 2009.
What makes us different?
What really sets us apart is the relationships we build with our owners.
When we contract with a new client we realize it is much more than a sale. We see the beginning of a long-term relationship that will continue for years. We are custom boutique builders developing high end condominium communities. Our sweet spot is the 20+/- unit building. This allows us to get to know our customer individually to ensure that we can provide a personal experience for each one. We can also keep a close eye on finishes to ensure that we are delivering a high-quality condominium.
What does residential experience bring to condo development?
Our high end residential background has taught us about the highest level of quality and the attention to detail that our customers demand. We have the unique ability to bring our 25+ years of residential experience to a condominium which is a commercial structure. Commercial developers seem to have a challenge combining the two. This is where we excel. We look at every level of finish with a very detailed eye and never settle for “good enough”.
What we have learned from past projects?
A valuable lesson we learned from the very early days is to always surround ourselves with the best and the brightest people in the industry. This also relates heavily to the trades people we work with on all of our buildings. We learned quickly to do things right the first time. If this does not happen then it will cost all of us more time and money in the long run. If we do things right then our customer satisfaction levels are extremely high.
What we bring to Sarasota?
Luxurious, low density, boutique styled, coastal communities. Ones that are very carefully thought out and architecturally designed. We build communities that not only the owner will enjoy but also Sarasota residents. We want the City of Sarasota to love our work just as much as our owners themselves.

What’s next for Seaward?
We have committed to two exciting Palm Avenue projects. We are days away from groundbreaking on 7 One One Palm, our 16-unit building that will be located at 711 S Palm Avenue. We have also purchased the Versailles Condominium located at 605 S Gulfstream Ave and are currently navigating our way through the early stages of this project.
In addition to the two condominium communities on Palm Avenue in downtown SRQ we will also be opening an additional office location in the historic MiraMar Plaza. Our beautiful new office will be located on the first floor at 53 S Palm Avenue. This location is just steps away from our two upcoming communities.
Interesting random facts
DiPinto and his family often choose to live in the communities they develop. Many find this hard to believe for a developer to stay so close to his work, but for him it is normal due to the relationships he builds and quality of product Seaward delivers.
Although many Seawards employees are originally from out of state, and in some cases out of the country they now all call the Sarasota area home and they want to leave a legacy in Sarasota.
We are local, we live, work and play in SRQ and want to be able to build communities that allow others to enjoy paradise with us!
